With all the visual progress lately at the main entry, I thought you might be interested in a construction project update.
As some of you have seen, we have made great strides of late. The once open-air, gated entry way is now a fully enclosed, two-story lobby with a new roof, glass wall, and large awning. Six three-foot wide skylights illuminate the new lobby naturally. The former brick flooring has been updated with a modern ceramic tile pattern. The metal gate has been replaced with automatic glass slider doors and a window wall above letting western light poor into the space. As intended, the new structure has dramatically upgraded the first-impression of the building. Further, significantly less wind and traffic noise is coming into the building as well. If you haven’t taken a peek, I encourage you to do so.
Moving outside, we have completed demolition of the old steps as well as our rough grading for the new front courtyard. As a reminder, the new courtyard will be more open and have improved handicap access. It will also have a new zero-curb, drop-off circle carved into it allowing for better pickup and drop off. The entry landscape will also be redone and set the tone for more landscape improvements to come. A few trees had to be removed to accommodate ADA ramp requirements, but we view the trade off as positive. It has opened up the visibility of the building dramatically and we may capitalize on that further with tenant signage opportunities down the road.
Over the next two weeks, significant progress will continue. Today they began hanging the new aluminum paneling which should be completed within a week. Grading will also continue in preparation for concrete to begin pouring next week. You may have noticed some of the south parking lot has been quarantined. This is where the new handicap parking is being rebuilt. The asphalt slope will be flattened to meet today’s ADA codes and a new handicap ramp is being poured directly in front of those spaces for ease of access. Those spaces will also have a zero-curb access.
You may have also noticed some work being performed on the interior balcony rails. They are getting new cables pulled through to meet today’s safety codes and to tie into a more modern look that you’ll see out front.
Our target for substantial project completion is now mid-June. Only six weeks away! We thank you for your continued patience with construction and look forward to celebrating the grand reopening soon.
